Booking Conditions

Arrival and Departure

Check in is between 3pm and 7pm on the day of arrival .Check-in times outside of those specified must be confirmed with us prior to arrival. One of us will be here to welcome you with a drink and to help you settle in.

We ask that you please vacate your room by 11am on the morning of departure. A later check out, or storage of your bags may be arranged during your stay.

Parking

Parking is available. Please leave your car in the parking area in front of the barn to the right of the driveway.

Reservations

Reservations must be made in writing, preferably by email and will be confirmed in writing. In order for us to confirm a reservation of more than two nights we require a 50% non refundable deposit payable in Euros, by bank transfer or cheque in Euros.

Cancellation by the Guest

We are a very small business, so cancellations have a big impact on us. If the the cancellation occurs up to 14 days prior to the scheduled date of arrival we will attempt find a new booking and if we are able to do this we will return your deposit, or payment in full. If not any deposit will be retained.

If you cancel your reservation within 14 days of the scheduled date of arrival you will be liable for 50% full reservation price, ie the non refundable deposit. . We would advise that you have holiday insurance for this eventuality.

Guests failing to arrive, without notification, cannot be refunded.

 Cancellation by Us

Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full and we will do our best to help you find accommodation in the local area. Our liability will not extend beyond these conditions.

Moving your stay

Your booking is confirmed once you have paid your non-refundable deposit. If you wish to change the date of your stay you must inform us in writing, we will do our very best to accommodate this but changes of date will be at our discretion and based on availability. You can consider your date changed only when you have received written confirmation from us.

Change of Room

If a booking is taken out for a specific room and the room reserved is rendered unusable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality.

Damage and Breakages

Please take care of our home. We understand that some times things get broken and do not normally charge for breakages, but we reserve the right to charge for repair or making good if any significant damage is caused. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly.

Please do not apply or use fake tan or sun creams in our bedrooms and bathrooms. Any linens, towels and soft furnishings stained with fake tan or sun creams will be charged for, stained items can not be used for another guest and may cost more than your room rental price to replace. Towels and sheets are purchased as sets, ruining one item requires replacement of the whole set.

Please wash off sun cream before bed at night to avoid damage to linens and soft furnishing

Food We ask that you do not store food in your rooms. This is a real problem for attracting insects and rodents. We provide tea and coffee in the dining room and other drinks are always available. Breakfast is served in the dining room. If you wish us to store picnic items for you this can be arranged but fridge space can be limited

Meal Reservations

Evening meals are available on an occasional basis, as table d’hote (i.e. we eat with our guests) by prior arrangement. Usually this is on days when it is more difficult to find restaurants open nearby. Tourism is a big part of the local economy and eating in our local restaurants gives a flavour of the region.
I am happy cater for most dietary requirements, but I can not guarantee our kitchen is allergen free and I am very happy to prepare vegan meals but again our utensils and equipment is not exclusively vegan or vegetarian. If one of the party is vegan it is probable that any evening meal will be vegan for everyone. All meals are prepared to order and therefore we require a minimum of 24 hours notice.

As Evening Meals are purchased for and prepared to order, if an order is placed and cancelled after 12 noon on the day of dining or not taken for any reason, the full cost of the meal will remain payable.

Keys

You have access to the house and your room 24 hours a day throughout your stay. Our rooms do not have locks. We will provide a key for the front door for use during your stay.

Payment

Payment is due on the morning of departure by cash or cheque in Euros. If you wish to pay by bank transfer this must be completed in advance of your stay.

Booking Confirmation

A 30% deposits is required at the time of booking by bank transfer or cheque in euros. Full payment for your stay is required six weeks in advance.  Bookings made less than six weeks in advance require payment in full at the time of booking.

A security deposit of 500€ is required on arrival, to cover repairs or damage  This will generally be returned on departure if no additional cost is incurred.

Cancellation by the Guest

If you cancel your reservation within six weeks of the scheduled date of arrival you will be liable for the full reservation price. We advise that you have holiday insurance for this eventuality. Its very difficult for us to find short notice reservations and we may have turned away guests for Bed and Breakfast as well as for the gite in order to accommodate you.

Cancellation by Us

Security Deposit

A €300 brakages deposit is required in cash or by cheque at the time of booking, This will be returned on departure unless there are significant damage issues or exceptional cleaning required.

The gite is part of our home. We will inspect the property with you on arrival. All appliances are checked during the preparation process for each booking to ensure they are in full working order. Guests are responsible and liable for any breakages or damages which are caused during your stay to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.

Please do not apply or use fake tan or sun creams in our bedrooms and bathrooms. Any linens, towels and soft furnishings stained with fake tan or sun creams will be charged for.

Please wash off sun cream before bed at night to avoid damage to linens and soft furnishings. Any staining that cannot be removed will be charged for.

Cleaning

The property will be clean, beds made and towels provided prior to your arrival. Towels for the bathrooms will be in the bathrooms on your arrival. Please do not use these for the pool. Pool towels can be provided at the start of your stay on request.

The property must be left clean and tidy with the fridge and bins empty and recycling disposed of. A basket will be provided for the towels. There is no need to strip the beds but please leave the covers folded back to aid with airing. Guests staying for over one week – A light clean and sheet and towel change will be carried out on each Saturday of your stay. We will agree with you a suitable time. If you like a lie in no need to get up early. We will try and fit this around your plans.

Moving your stay

Exclusive use

We try to have just one family or friendship group as guests at a time. Once a booking is confirmed in the gite we will not book additional guests in the B&B. However if we have a B&B booking in the diary at the time of booking we will inform you. B&B bookings tend to be two or three nights. The pool is always available to all our guests. We also use the pool from time to time.

Septic Tank

We have to talk about poo. We installed a very expensive new system in 2018. Here we have a very ecological waste disposal system for the bathrooms, toilets and kitchen dirty water. Once the waste goes through the system the water is clean, and flows straight into the stream.
The Fosse is at the rear of the gite and if blocked will very quickly become smelly and unusable. The simple rule is if you didn’t eat it don’t flush it. You can flush the toilet paper provided, but please don’t fill the toilet with paper, just enough is enough. Bins and bags are supplied for all sanitary products. Please use them. Please do not flush cotton wool, sanitary products or wipes of any type. If it says flushable it makes no difference it will block the system.

Waste from the kitchen goes into this system too. It doesn’t like fat, if you have fatty dishes to clean. please scrape it off first into a disposable container and put it in the bin. No cooking oils should be poured down the drain.

If the Fosse becomes blocked during your stay the cost of unblocking will result in the loss of your security deposit any repair will be an additional charge above the security deposit.

We don’t have mains drainage, but the system works really well, its just different to living in a town where everyone is attached to a mains drainage.

Data

Some of the data gathered during the course of a booking may be held on computer. We do not send advertising emails or offers. Data is only retained for accounting purposes.

Termination Policy

We reserve the right, at our discretion, to terminate, without notice, an individual’s stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others. In such circumstances any outstanding account must be settled, no refunds will be made.

We reserve the right to amend these terms and conditions at any time.

You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our licensors or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.

We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you.

If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.

Health and safety and anti-social behaviour

Please be responsible and considerate. This property is our home. We like to make our guests feel welcome and we don’t like to make too many rules about where you can go or what you can do. But we ask that you respect that part of the house which is private.

We try to make the house exclusive to one party at a time either in the bed and breakfast or the gite. There may be times when a guest books the B&B before the gite has a booking, or that we have family and friends staying with us. In these cases we will inform you at the time of booking, and ask that you are considerate of our other guests.

The property is a water mill and therefore there are streams and pools in various locations around the house. The bridges to the rear are open sided. It would be impossible to fence all the areas of possible danger so we have decided to leave them open. Children can have an amazing time staying here and many have not wanted to leave, however they must never be left unsupervised. It is the sole responsibility of guest to take care of the children in your party.
Smoking

Smoking is not encouraged on any part of the property. No smoking is permitted inside the house, gite or on the rear terraces or by the pool. In summer the grass can be very dry and smoking is on any part of the land, or the garden.or woodland is forbidden. Guests who smoke should do so only on the driveway and please take you cigarette ends with you and dispose of them in a bin.

Pets- We do not allow pets. it would be lovely to have your pets but we have chickens and ducks and chasing them becomes too much of a sport. Also we have our own dogs and sadly the constant introduction of others can be a problem.

Please don’t light fires in the grounds, a BBQ is available for gite guests and we are happy to light the firepit on the terrace in the evening. Chinese lanterns and fireworks are not permitted due to the often very dry conditions.
